Selling in Houston

What is my home actually worth?

Not an automated estimate working from public records. A real number built from what comparable homes in your neighbourhood actually closed at, what you are competing with this week, and what your house is like to walk through.

No obligation — not today, not tomorrow, not ever

A single-family home in Southwest Houston

Two identical floor plans can sit $40,000 apart on condition alone.

Why the online number is a starting point, not an answer

Automated valuations run on public records and square footage. In Texas they have a structural problem before they begin: sold prices are not public record here, so the model never sees what anything actually closed at.

What it also cannot see is everything that makes your house yours. The kitchen you redid. The lot backing green space rather than a fence line. The roof replaced two years ago. The same model number down the street with original finishes.

  • Condition is invisible to a model. Two identical plans, $40,000 apart on updates, finishes and lot position.
  • Your competition changes weekly. What else is active in your price band shapes your number, and it is not in any estimate you can pull.
  • Assessed value is not market value. Appraisal districts revalue on their own schedule and homestead increases are capped.

What a real valuation includes

Free, no obligation, and yours to keep whether you list this year, next year, or not at all.

What comparable homes closed at

Pulled from the MLS, adjusted for size, age, condition and lot. The numbers no public site can show you in Texas.

How long they took to sell

Days on market in your price band, and how many went under contract then came back. Both tell you where to price.

What you would net

Commission, title, closing costs and carrying costs subtracted, so the number you are weighing is the one that reaches you.

1 day

What it takes to come back to you with the analysis, once we have the address.

$0

What it costs, and what you are committed to afterwards.

10

Agents on the team, if you do decide to list. One runs your sale, the rest do the reach.

Before you ask us

Look at your own subdivision first

Price trends, tax rates and recent activity for your specific community rather than a metro average that tells you nothing about your street.

It is a useful sanity check either way. If what you see there is close to what you expected, the full analysis will confirm it. If it is not, that is worth knowing before you plan around a number.

The first two weeks set your price. Everything after that is negotiating down from it.

Start with the number, not a listing agreement

Tell us the address and we will send back what it is worth today, what it would cost to sell, and what you would walk away with. Then you decide whether to go further.
