Why the online number is a starting point, not an answer
Automated valuations run on public records and square footage. In Texas they have a structural problem before they begin: sold prices are not public record here, so the model never sees what anything actually closed at.
What it also cannot see is everything that makes your house yours. The kitchen you redid. The lot backing green space rather than a fence line. The roof replaced two years ago. The same model number down the street with original finishes.
- Condition is invisible to a model. Two identical plans, $40,000 apart on updates, finishes and lot position.
- Your competition changes weekly. What else is active in your price band shapes your number, and it is not in any estimate you can pull.
- Assessed value is not market value. Appraisal districts revalue on their own schedule and homestead increases are capped.

Before you ask us
Look at your own subdivision first
Price trends, tax rates and recent activity for your specific community rather than a metro average that tells you nothing about your street.
It is a useful sanity check either way. If what you see there is close to what you expected, the full analysis will confirm it. If it is not, that is worth knowing before you plan around a number.
The first two weeks set your price. Everything after that is negotiating down from it.
